In 2010 we had a vision to create the very best in self catering accommodation. The beautiful area of Teignbridge is deserving of the best that holiday accommodation has to offer. Riviera Apartments can now provide the accommodation to match the beauty of this fantastic landscape.
While creating these apartments we have tried to provide everything you could need for a relaxing, enjoyable holiday. If there is anything you felt you needed whilst staying with us but didn’t have in your apartment then please let us know.

GENERAL APARTMENT INFORMATION
Please use your accommodation and its contents with care and leave it in a clean and tidy condition on departure. Please remove rubbish and please do not leave dirty dishes. We reserve the right to charge you for any extra cleaning, missing items or damage.
Balcony areas for each individual apartment are defined with a row of palm trees, unfortunately we cannot have permanent fixtures as we have been advised by a structural engineer that any fixed structure would act like a sail in the very strong winds we can sometimes experience in the winter. Please ensure that children are supervised on the balconies at all times.
Barbecues are not permitted on the balconies at Riviera Apartments. Barbecues are permitted on Teignmouth beach, please ensure you remove all rubbish afterwards.
Each apartment is equipped with a non-slip bath mat, this can be found in individual utility rooms.
BEDS AND LINEN
All beds are made up prior to your arrival. If guests have booked the use of the sofa bed within the apartment the bedding can be found in the master bedroom wardrobe. If you require sofabed linen but have not ordered it please call the office as soon as possible after your arrival and we will make every effort to ensure that you receive it as soon as possible. Guests staying longer than 7 nights will have their bed linen and towels changed for them mid-week. If guests would prefer to change the beds themselves them please let the office know and we will provide you with a linen bag.
For hygiene reasons and to avoid the risk of allergies, our duvets and pillows are hollowfibre.
BREAKAGES AND DAMAGES
Should you accidentally break anything, please let the office know via email or telephone. Although minor items such as glasses are replaced free of charge we reserve the right to charge for any larger or unique items.
CDs can be played through the DVD players.
CHILDRENS SAFETY & LIFEGUARDS
Although on holiday, it is vital to know where your children are and supervise them at all times, in and out of the apartment. Teignmouth beach is patrolled by lifeguards in peak season this is from the 3rd July – 5th September on the North Beach (to the left of the pier) and from 29th May – 5th September on the south beach (to the right of the pier in front of the beachcomber restaurant). Please take a few minutes to read the Beach Safety Leaflet at the rear of this folder which gives vital information on the dangers of Rip tides, lifeguard flags and other beach safety advice.
COTS & HIGHCHAIRS
Cots and highchairs are available on request prior to arrival. We request that you bring your own cot linen.
Please arrange to promptly vacate your apartment by 10am on the morning of your departure to allow cleaning to begin, this is especially essential during the Covid-19 pandemic as specialist deep cleaning and sanitisation needs to take place.
We welcome guests with restricted mobility, a disability, medical or particular care requirements. Apartments 1 and 2 are suitable for persons with mobility problems as there are no stairs within these apartments. Should you have any questions or are experiencing any difficulties please call the office and we will be happy to discuss these with you.
To load the dishwasher:
- Firstly remove any scraps of food from the dishes.
- Pull the lower basket out and arrange the saucepans and plates and use the cutlery baskets.
- Slide the baskets back into the machine and ensure the spray arms can rotate freely.
- Place the dishwasher tablet in the detergent dispenser on the door and close the dispenser lid.
- Turn the dishwasher on by pressing the on button.
- When the cycle has finished, switch off and wait 15 minutes before opening the door. This will allow the dishwasher to cool down and prevent any scalding.
- There are two dishwasher tablets provided to get you started. Further tablets can be obtained from any supermarket/convenience store.
If the ‘salt’ or ‘rinse aid’ light is on then please ignore it, most modern dishwasher tablets have these within the detergent.
We cannot accept dogs whether staying or visiting and they are not permitted in the building.
Blu-Ray DVD players are provided in all apartments.
ELECTRICITY & LIGHTING
Electricity is included in the charge of your rental. The hot water and under floor central heating is supplied by electricity.
In the event of a power cut, in the first instance please look out of the window to ascertain if it is the entire area (streetlights, other businesses etc). If the whole area is affected the local electricity board will be aware of it and will work to fix it as soon as possible. If it is just the apartments then please call the office on 01626 772660. If it is out of office hours the call will automatically transfer to a mobile phone, if there is no answer please leave a message as someone will return your call promptly.
Emergency lighting is provided in all apartments which will come on automatically. Please note that the use of candles is strictly prohibited.
Riviera Apartments are taking various measures to protect the environment and reduce our carbon footprint by including the use of low energy lighting, energy efficient boilers and under floor heating systems. Please help us to conserve energy by switching off all appliances when not in use and turn the lights off in your accommodation before going out. Use only as much water as you need.
If you notice any faults please report them to the office by email, telephone or text.
The apartments are protected by a fire alarm system, the entire building is all linked together on the same system. There are smoke alarms in every living area or bedroom, fire extinguishers in the living areas and fire blankets in every kitchen.
There are two fire exits from the Penthouse Apartments. One on the right hand side and one on the left hand side (next to the lift) of the building. These exits are clearly marked, please familiarise yourself with them. There is emergency lighting to assist your evacuation. In the event that you discover a fire please head for the nearest exit and call 999. The address of the building is:
Please assemble on the Den Green (in front of the building) and await assistance. If the fire alarms should sound for no apparent reason please vacate the building and call the office on 01626 772660.
The fire doors in the main communal walkway are magnetic and will automatically close if the fire alarm sounds, the alarm will have to be reset before the doors can be secured back again.
To minimise the risk of fire, the use of candles at Riviera Apartments is strictly prohibited.

The local co-op is located just two minutes from the building. From the entrance turn right, right again, and right again. Take a left by Lloyds Pharmacy and left again, the co-op is just a few doors down.
There is a Lidl Supermarket in Teignmouth within easy walking distance of the apartments. Head up Den Road and onto Orchard Gardens, at the roundabout turn right and the supermarket is approximately 200 yards on the right.
If you require a larger supermarket, approximately 3-4 minutes by car you will find a Morrisons on Teignmouth Road in the direction of Newton Abbot. For larger supermarkets and 10 minutes by car in Newton Abbot you will find:

You can spend an entire day at Darts Farm in Exeter, not only do they have a farm shop they also have a handful of restaurants and takeaways, lovely gift shops including Fired Earth, Aga and Orange Tree, toy shop, play areas, local ciders and Cotswold Outdoor Clothing Company. You can also hire a bike from them and travel the Exe Estuary Trail, a lovely cycle route which travels along the estuary all the way to Exmouth.

GLASS DOMES (PENTHOUSE FIVE ONLY)
Unfortunately the glass domes are no longer in operation and have been permanently closed. This is due to them being opened in extremely high winds.
There is no gas supply at Riviera Apartments.
A hairdryer is available in each bedroom for your use. This can be found in the bedroom drawers. Please check all drawers before calling the office! ☺
HEATING AND HOT WATER
Your heating is controlled by thermostats located in every room of your apartment. For your comfort you can adjust the heating to suit your individual requirements. For guests that are unfamiliar with under floor heating please be aware of the following points:
- Each apartment has their own boiler and hot water cylinder with the settings switched to ‘constant’. Large parties may find that they empty the tank and use all of their hot water, if this occurs please wait for it to be re-heated which can take up to an hour.
- Heating is turned up to 20⁰ for guests 24 hours before arrival ensuring a comfortable temperature is reached. (in winter months)
- Under floor heating is not an instant heat, rather an ambient heat and when a higher temperature is demanded it will take longer than a conventional system to reach the desired temperature. This could be 6 – 8 hours.
- If windows are left open for any length of time the heating will take some considerable time to recover.
- Due to the large amount of glass surrounding the apartments it is advisable to draw the curtains in winter months to retain the temperature.
- If rooms are too hot please turn thermostats down.
- For the comfort of subsequent guests we request that guests do not switch heating off upon departure. If you experience any problems with the heating please call the office, do not try to rectify the problem yourself.
There is WIFI fitted throughout the apartments with boosters for individual apartments. Simply connect and quote the password: riviera2010.
There is an Ipod or MP3 playing facility on the Blu-Ray DVD system which will play thorough the surround sound system. Simply attach your charging lead via the USB outlet.
IRONS AND IRONING BOARDS
Irons and ironing boards are provided as standard and are located in the utility room within your apartment utility room.
The instruction manuals for the kitchen appliances are located in the drawer in the kitchen. Please ensure that you leave them behind when you depart for the benefit of other guests
Please help us to help the environment by switching off lights when vacating your apartment.
The lift is limited to a maximum of 4 people (or equivalent luggage weight). Please ensure that this limit is adhered to at all times. COVID-19 pandemic: Please do not share lifts with members of other households or other guests. Please ensure to stand back to enable other guests to vacate the lift safely while maintaining social distancing.
Full instructions for use can be found within the manual in your apartment, please see the ‘Quick Guide’ below for general re-heating. Please be aware of the following when using a microwave:
- Do not use any metallic cookware or tinfoil in the microwave oven.
- Do not heat airtight or vacuum-sealed bottles, jars, containers or airtight food (e.g eggs, nuts in shells, tomatoes).
- Do not operate the microwave oven when it is empty.
- Always use oven gloves when removing a dish from the microwave.
- Take care when heating liquids – do not overfill.

RUBBISH DISPOSAL AND RECYCLING
Help us to look after the environment by recycling your glass. Glass that ends up in landfills will never decompose and it is 100% recyclable meaning it can be used again and again. Please separate your glass and take your rubbish to the bins located behind the small green shutter doors outside to the left of the main entrance lobby for disposal. Please place your glass in the green crates and dispose of your other household rubbish in the bins provided.
There is a number pad on the doors the code is 1408X – please turn to the LEFT.
As we are situated by the coast the local wildlife can encroach from time to time. Although we have taken many preventative measures please assist us by NOT EVER FEEDING THE SEAGULLS or encouraging them by leaving food unattended outside. If you feed them during your stay they will remember and will be a constant annoyance to subsequent guests. Occasionally a fledgling will appear to become trapped on the balcony of the apartment, they will have arrived there by flying and once they have regained their strength they will take off again. You can encourage them to do so by running after them clapping if you so desire!
Each apartment is provided with one set of keys. Although the building is extremely secure, please be prudent about security as you would at home; when you leave your apartment please ensure the door closes firmly behind you and pay attention to patio doors that may have been left open. Upon exiting the lobby downstairs please ensure the door closes behind you. Each set of keys is also fitted with a fire exit key, the fire exit can be found two doors down from the main entrance. When using the fire exit key please ensure you turn the key a complete 3600 turn to enable the door to re-lock. Guests using the car park do so at their own risk and should ensure their car is locked at all times.
Smoking is not permitted at Riviera Apartments.
TEA AND COFFEE
A complimentary supply of tea and coffee and a small bottle of milk are provided for your arrival.
The televisions in the bedrooms and living areas are Digital Freeview. To get the TV Guide please press the ‘Guide’ button. Further instructions can be found towards the rear of this manual.
Toilet rolls are provided in all bathrooms and cloakrooms. Further supplies can be purchased at the local convenience store.
To minimise plastic use we are proud to be working with The Clovelly Soap Company. Handmade in Devon, their Ocean Breeze soap is an fresh blend of Bergamot, Lemongrass & Lime with a delicate scrub from ground pumice stone.

We provide towels and beach towels free of charge for the duration of your stay. We politely request that you only take the coloured beach towels to the beach and not the white towels. The beaches of Teignmouth and Shaldon have red sand and it is especially difficult to remove from white towels!
The tourist information office is located within the new Pavillions building (the large building in front of the apartments) where they will be delighted to assist you with any information you require.
Whilst water is included in your rental charge, Riviera Apartments strives to be an environmentally aware company. Please help us to preserve our beautiful planet by using water wisely.
If you require ventilation you can tilt the doors in the open position. The windows of the apartments are cleaned regularly weather permitting. Please be aware that during stormy/windy weather sea spray and the red sand can make the windows look dirty overnight! This is due to our close proximity to the sea and is beyond our control.

TEIGNMOUTH & SHALDON BEACHES
The Beaches at Teignmouth and Shaldon are truly wonderful places to visit. Teignmouth boasts a front beach, where you can often see surfers in the early mornings catching a few waves. The Back Beach is a really fascinating place to walk along, watch the fishing boats land their catch and go over to Shaldon on the passenger ferry.
The promenade at Teignmouth has much to offer. There is a wonderful play park for children complete with splash zone and a new skate park which has been designed especially for the under 14s. There are also tennis courts and crazy golf. The green in front of the apartments is perfect for a kick around or even a game of rounder’s!
Take a trip over the ferry to Shaldon and you can wander around the quaint streets with local gift shops, cafes and restaurants. The beach, is perfect for relaxing on while you watch the boats come and go – wait until the tide goes out and go on a treasure hunt amongst the rock pools where you can find the biggest shells.
One of Shaldon’s best kept secrets is Smugglers Tunnel which leads to the Ness Beach. The Tunnel, originally used by smugglers leads to a lovely sandy beach.
This idyllic village is hidden in a deep valley just one mile from the bustle of Torquay. Visitors find themselves transported to a magical land, so peaceful you can almost hear a pin drop. Narrow winding lanes open out onto beautiful chocolate box cottages, old English gardens and thatched gift shops. These sell locally produced crafts and Devonshire Cream Teas. There are 450 acres of parkland, woodland and lakes to explore. On the edge of the woods is the famous Gamekeeper’s Cottage dating back to the 16th century. The Gamekeeper was entrusted with raising pheasants, hares, duck and rabbits and keeping the area free of poachers. Today the cottage is the meeting place for many guided woodland walks.
